Belmont rises from flat commercial frontage along El Camino Real straight up into steep western hillside neighborhoods. That gives the city a much higher share of multi story, hillside access, and Bay view homes than the flatter towns on either side of it. In practice that means the good glass, the east facing windows people actually bought the house for, is frequently on an upper storey above a slope where a ladder has nowhere level to stand. Hallmark has the larger lots, Belmont Woods has both large apartment complexes and some of the most sought after houses in the city. There is also a meaningful concentration of Eichler era mid century homes here, with the glass walls that come with them, which are a different job entirely from a divided light sash and priced differently.

Ralston Hall, the Italianate villa William Chapman Ralston built as his country house and now part of the Notre Dame de Namur campus, is the civic landmark most people picture when they picture Belmont. We do not clean it. We mention it because it is a reasonable shorthand for the age range of a lot of what sits around it.
